AI Disclaimer

Critical Notice: fairead uses artificial intelligence (specifically Anthropic's Claude) to analyse legal documents. AI systems, however sophisticated, can and do make mistakes. AI-generated analysis must never be treated as definitive, complete, or error-free.

The AI model used by fairead processes natural language and applies pattern recognition to identify clauses, assess risk, and summarise legal language. This process has inherent limitations:

  • The AI may misinterpret ambiguous or poorly formatted text
  • The AI cannot assess verbal agreements, side letters, or contextual factors outside the document
  • Legal language evolves; the AI's training data may not reflect the most recent case law or legislation
  • Jurisdiction-specific nuances may not be correctly identified, particularly for Scottish or Northern Irish law
  • The AI may produce plausible-sounding but inaccurate legal interpretations
  • Complex or novel legal arrangements may be misclassified or inadequately assessed
  • The confidence of the AI's output does not correlate with its accuracy
Always have any AI-generated analysis reviewed by a qualified solicitor before making any legal, financial, or contractual decision. fairead is a starting point for understanding your document, not a substitute for professional legal advice.

Accuracy & Limitations

No Warranty of Accuracy

fairead makes no representations or warranties, express or implied, as to the accuracy, completeness, reliability, suitability, or availability of any analysis, report, or other content generated by or available through the Service. All outputs are provided on an "as is" and "as available" basis.

Known Limitations

  • Scanned documents: Poor image quality or handwritten text may result in inaccurate text extraction and unreliable analysis
  • Non-standard formats: Unusual document structures or layouts may confuse the extraction process
  • Very long documents: Extremely lengthy documents may be truncated during processing, potentially omitting important clauses
  • Foreign-language content: Documents containing non-English text may be partially or incorrectly analysed
  • Legislative currency: Statutory references reflect the AI's training data, which may not be fully current
  • Scottish law: Scots law differs materially from English law in areas such as property and contract; results may be less reliable for Scottish documents
  • Redacted documents: Redactions may affect the coherence and accuracy of the analysis

Clause Completeness

The clause breakdown produced by fairead is not guaranteed to identify every clause, risk, or legal issue within a document. The absence of a risk flag for a particular clause does not mean that clause is without risk.

Liability Disclaimer

To the fullest extent permitted by law, fairead disclaims all liability for any loss or damage, whether direct, indirect, consequential, or incidental, arising from your use of or reliance upon the Service or any analysis it produces.

Specifically, we are not liable for:

  • Any decision to sign, not sign, or modify a legal document based on fairead's analysis
  • Financial losses arising from contractual obligations entered into following use of the Service
  • Legal costs or proceedings arising from reliance on AI-generated analysis
  • Loss of documents, data, or analysis results due to technical failure
  • Any harm arising from the Service being unavailable at a critical time
  • Errors or omissions in the identification of illegal, unenforceable, or disadvantageous clauses
  • Failure to identify missing standard clauses, unusual provisions, or legal irregularities

These disclaimers do not affect your statutory rights as a consumer under the Consumer Rights Act 2015 or any other applicable law that cannot be excluded.

Document Processing

What Happens to Your Document

When you upload a document to fairead, the following processing occurs:

  • Text is extracted from your document on our servers using appropriate libraries (pdfjs-dist, mammoth, etc.)
  • The extracted text is transmitted to Anthropic's Claude API over an encrypted connection for AI analysis
  • The analysis result is returned to our servers and stored against your account (if authenticated)
  • The original file is stored in your personal vault in Supabase Storage (if you are authenticated)
  • Unauthenticated analyses are processed in memory and are not persisted

Sensitive Documents

Do not upload documents containing highly sensitive personal information such as medical records, criminal records, passport or identity documents, or financial statements unless you fully understand and accept the processing described above, including transmission to Anthropic's API. We do not take responsibility for the content you choose to upload.

Document Ownership

By uploading a document you confirm that you have the right to do so — either because you own the document, you are a named party to the agreement, or you have the consent of the document owner. You must not upload documents belonging to third parties without their consent.

UK Law Scope

fairead is designed specifically for documents governed by the law of England and Wales. While we attempt to flag relevant Scottish or Northern Irish law where identifiable, our primary frame of reference is English law.

The Service is designed to recognise and reference legislation including, but not limited to:

  • Housing Act 1988 & 1996 (tenancy agreements)
  • Renters' Rights Act 2025 (landlord obligations, no-fault evictions)
  • Tenant Fees Act 2019 (prohibited letting fees)
  • Employment Rights Act 1996 (employment contracts)
  • Consumer Rights Act 2015 (consumer contracts)
  • Unfair Contract Terms Act 1977 (unfair terms)
  • UK GDPR & Data Protection Act 2018 (data protection clauses)
  • Equality Act 2010 (discriminatory clauses)
Legislative references in analysis outputs are provided for general information only. The law is frequently amended by Parliament and interpreted by courts. Always verify statutory references against current legislation at legislation.gov.uk.

Intellectual Property

fairead Trade Marks & Brand

The "fairead" name, logo, and associated branding are the property of fairead. Unauthorised use of our trade marks, including use in domain names, social media handles, or commercial materials, is prohibited.

Website Content

All content on this website, including text, graphics, user interface design, and software, is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or create derivative works from any part of this website without our prior written consent.

Open Source Components

fairead uses open source software components. Details of applicable licences are available on request. Our use of these components does not grant you any rights to the fairead platform.

User-Generated Content

You retain all intellectual property rights in documents you upload. By uploading a document you confirm you have the right to do so and grant us the limited licence described in our Terms and Conditions (Section 7) solely to provide the Service.

  • The content, accuracy, or legality of third-party websites

Service Availability

Uptime

We aim to provide a reliable service but do not guarantee uninterrupted availability. The Service may be temporarily unavailable due to maintenance, technical failures, or circumstances beyond our control.

  • Planned maintenance will be communicated in advance where possible
  • We do not guarantee any specific uptime percentage
  • Service interruptions do not automatically entitle you to a refund or compensation
  • We will endeavour to restore service as quickly as reasonably practicable following outages

Force Majeure

fairead is not liable for any failure or delay in providing the Service resulting from circumstances beyond our reasonable control, including but not limited to: internet infrastructure failures, third-party service outages (Supabase, Anthropic, Stripe), natural disasters, pandemics, cyberattacks, or regulatory actions.

Complaints Procedure

How to Make a Complaint

We take all complaints seriously and will endeavour to resolve issues promptly and fairly. To make a formal complaint:

  • Step 1 — Contact us: Email business@fairead.co.uk with the subject "Formal Complaint" and a full description of your concern
  • Step 2 — Acknowledgement: We will acknowledge receipt within 3 business days
  • Step 3 — Investigation: We will investigate and provide a full response within 20 business days
  • Step 4 — Escalation: If unsatisfied, you may escalate to the relevant regulatory or dispute resolution body
